August 16, 2019 Board of Directors Meeting

Quorum was met.

Proceedings:

Meeting was called to order at 5:10pm by Chair, Bill Braid

Approval of Meeting Minutes: A motion to approve the meeting minutes from July 17 (regular Meeting) and July 20 (Special Meeting), 2019 was made by Bill Braid.  Motion seconded.  Motion passed unanimously and meeting minutes were adopted.

Unfinished Business:

BBHOA vs Flowers access boundary dispute: Susan Weeks from Verdis is requiring a survey to complete the information packet before presenting case to the County Commissioners.  Verdis recommended Sawtooth Land Surveying LLC to expedite the process.  A survey will incur additional cost however the Board agreed that the survey was necessary and discussed ways to reduce expense to the HOA by working with the surveyor directly rather than through Verdis for this part of the project.

Common Area Restriction Use Committee : Debbie Bridges requested that the committee be place on the annual meeting agenda under “old business” to present results from their Member survey conducted by SurveyMonkey and proposed changes to the Bylaws.  Board discussed a proposal on how to move forward with proposed changes.  Committee is to work with the Board and attorney to finalize any changes.

Electricity to Gazebo: Bill received an estimate to run electricity from pumphouse to the gazebo.  Upgrades need to be done in the pumphouse before running a line to the gazebo.  The cost is considered prohibitive at this time.  The current system of running a temporary  extension cord for lighting will continue for now.

Mailbox Assignments:  Purchase and installation of an additional mailbox will cost in the range of $1400 – $2000.  Board agreed to add another mailbox once additional funds were available in the HOA account.  Members wishing a mailbox in the new mailbox cluster will pay $100 to the HOA to help defray cost.

New Business:

Development of Beauty Bay Resort:  no new information has been received from the development company since the meeting at their office in Coeur d Alene on July 29, 2019.  A copy of a video recording from the meeting has been made available for Members.

Rogers Letter Sent to Members: Rod & Gail Rogers sent a letter to Members with accusations of wrongdoing by some Directors dating back to 2008.  Appendix A.  Accusations are unfounded based on annual meeting Minutes from 2009 and 2010.   Letter is to be addressed at the 2019 Members Annual Meeting.

HOA Dues and Dock Fees: Board discussed raising 2020 HOA dues and dock fees.  HOA dues were increased to $165 for 2018 dues and are to remain the same.  Dock fees were last raised in 2008.  Board suggested increasing dock fees by $50 for 2020 dues.  The new rate would be $200/year.

Bill moved that ‘dock fees be raised by $50/year”.  Motion seconded.  Motion passed with majority; one Director opposed the motion.
