Proceedings:
Meeting was called to order at 5:45pm by Chair, Bill Braid
Approval of Meeting Minutes: Board of Director Meeting Minutes from May 22nd and June 27, 2018 were approved.
Assessments: Angela Brown (Treasurer) reported that all members are current with HOA dues. The late fee appeared to be working and all assessment for 2018 were collected by the end of February. HOA dues are to remain at the same rate for 2019 ($165.00 per lot; $150.00 for boat slip).
Insurance: The original insurance policy was renewed for 6 months. Quotes from different insurance agents, including “Errors and Omission” and an “Umbrella policy” were presented. Different options were discussed. Bill Braid and Fred Henkel are to meet and further review all quotes and decide which is the best policy to cover the needs of the association.
Road Maintenance: Beauty Bay Drive will be regraded, and new gravel added as per the proposal form Verkist Construction. Work is scheduled for later in the fall.
Road Oiling: Cheryl Nowoj arranged for dust control by Mort’s for 2018 season. It was strongly suggested that Cheryl be on the road committee to facilitate communication and increase awareness as to what is happening with road maintenance. Written quotes for dust control are to be obtained and submitted to the board to avoid future billing discrepancies.
Beauty Bay Lakewater Users Association (BBLUA): Bill Braid, Barbara Christofferson and Fred Henkel to review latest revisions to the easement paperwork and make any necessary adjustments.
Flowers vs BBHOA access boundary dispute: Surveyor is scheduled to conduct a survey this month.
Architecture Committee: Bill Braid has been communicating with individuals requesting to build at Beauty Bay about requirements so that they are in accordance with our CC&Rs and By Laws. Written guidelines are still needed. Also, two volunteers for the committee are needed to fill the positions being vacated by Bill Braid and Ray Mikelson.
Noxious Weeds: The homeowners association was contacted by Kootenai County Noxious Weed Control about an outcrop of Viper’s Bugloss that appeared in the beach area. Angela Brown communicated with the county and subsequently removed the plants. The area is to be checked over the next few years for any new plants.
Website: Further development and completion of the HOA website has been contracted out to Mark Brown.
Other Business:
- Dock Light: At the request of the HOA, a new, brighter, light has been installed by Avista Utilities. Avista will maintain the light.
- Dock Flotation: Bill Braid is to obtain a quote from Harrison Dock Builders for installation of new “dock floats”.
- Gazebo Lights: Jerry Robinson and Angela Brown installed new LED lights at the gazebo in the common area.
- Stretched Power Line: The power line running to the pumphouse is being pulled down by tree branches. Avista crew is needed to come out and trim branches – Bill Braid to call.
- Beach Area: Plants were trimmed to open more beach area. Clippings from the plants and old wooden boards from dock repair need to be removed. Fred Henkel to investigate.
- Boat Length: Homeowners are to be reminded that only boats of 20 feet or less may be parked in the association boat slips.
