BOARD OF DIRECTORS TRANSITION MEETING
MINUTES
November 10, 2020

Attendees: Renee Bordelon, Joe Rush, Dan Sturgis, Tim Ochoa, Patty Bordelon
Called to order at 2:55 pm

  1. Bylaws – The Amended and Restated Bylaws of the BBHOA were approved by a greater than 2/3 vote of the homeowners.  The Directors will sign and have their signatures notarized.  Renee will then have the Bylaws recorded.  The Directors discussed how the approval process, requiring 2/3 vote of the lots, presents challenges when members do not respond. Much time was spent by the Board and other members who reached out to non-respondents and asked them to return their ballots. 

    Renee mentioned that it was brought to her attention that there was a July 6, 1993 addendum to the Bylaws which specified that boats moored in the boat slips could be no more than 20 feet long.  This is problematic, because the Bylaws just passed did not include that addendum and states all addendums were superseded.  It was suggested that this addendum be passed at the next Annual Meeting by live and proxy vote representing 2/3 of the lots.  There was a general impression that the Department of Land Permit for the Docks also states the limit of 20 feet, but the Secretary’s review of the Permit did not identify that specification.  Action:  Dan Sturgis will contact the Department of Lands to determine if the Permit specifies boat length.  Dan will also talk to them about the beach.
  2. Beauty Bay Road Dispute – The invoice to the East Side Highway District has been mailed.  Upon receipt, the ESHD will record the deeds.
  3. Lake Water System – Renee stated that the Lake Water System should obtain a utility easement through the Common Area.  Renee will bring this up to Bill Braid, as well as ask Bill for a copy of the LWS insurance policy.
  4. Committees
    • Parking Sticker Committee – Renee will contact Debbie, who volunteered to help with this at the annual meeting.
    • BBHOA parking signs – Renee had the signs made and Joe Bordelon and Joe Rush will install.
    • Architectural Committee – Renee will reach out to the committee members to ascertain their commitment to publishing architectural guidelines.
    • Pathway along north side of commons area, along Bagley fence, for motorized vehicles – Joe Rush volunteered to do this.
    • Beach committee – Suspend activity until Dan Sturgis has found out what the BBHOA can/cannot do to maintain the beach.
  5. Other Business
    The Rogers debris pile continues to be a hazard.  The Secretary will draft a letter to Rogers demanding removal.
    The Secretary/Treasurer reported on the current bank balance.
